Bios, Ballots and Related Materials
The 2022 Glastonbury Landowner's Association (GLA) Special Election materials were mailed over the past weekend. Many landowners reported seeing them in their mailbox today. Full Election packets may be downloaded via the links at the bottom of this article. Election packets were mailed to all landowners regardless of whether they were in "good standing" or not. Presumably, the people with unpaid assessments and Covenant violations will be weeded out when the ballots are counted.
Several candidates failed to follow the explicit instructions from Swandal Law when they filled out their Nomination forms. Signatures were missing, boxes were not checked and items were not circled. Many candidates also failed to follow the instructions regarding the prohibition of mentioning persons or entities on their bios. All candidates were forgiven. Every person who filled out a Nomination form was accepted as a candidate and their name was put on the ballots.
Several candidates appear to be in violation of the Covenants. One has 3 houses on a single parcel when only two are allowed. Another owns land that was subdivided in violation of the Glastonbury Master Plan. Five parcels were made from one 20-acre parcel. The Master Plan only allows one division into two 10-acre parcels for that land. Another candidate lives on a 1.25-acre parcel that does not abide by the Master Plan. Yet another candidate constructed a building without getting approval from the GLA first. The GLA has not discussed any of the alleged infractions but they are aware of them.
In South Glastonbury, eight candidates are running for six GLA Director positions. For the first time ever several candidates are running for a GLA Director's position with the stated intention of destroying the very same board. Andrea Sedlak and her husband/companion Mark Seaver, Dennis Riley, and Jeffery Ladewig are all litigants and candidates that are currently suing the GLA and have asked the court to dissolve or divide the Association. In 2020 former GLA Director and current candidate Mark Seaver sued the GLA for $59,000.00. That lawsuit was quietly settled out of court.
Also running from South Glastonbury are Pouwel Gelderloos, Neil Kremer, Alicia Roskind, and Scott Stomierowski. Current director, dissolution litigant, and wife of Jeffery Ladewig, Jerry Ladewig is running for Ombudsman.
In North Glastonbury, ten candidates are running for six board positions. Joe Bezotsky, John Carp, Claudette Dirkers, Hendrik Gelderloos (son of Pouwel Gelderloos above), Douglas Gill, Jaylen Jensen, James Kozlik, Sandra Schreyer, Morgan Squires and Jewel Wieczorek are candidates for GLA Director. No one is running for North Glastonbury Ombudsman.

The question of whether to divide the GLA is posed on both ballots. However the question is more like an opinion poll than a binding legal resolution. Dividing Glastonbury requires specific Covenant changes which 51% of the landowners in good standing would have to approve. The current separation question lacks legal specifics as to what Covenant must be changed and what the new language would be. Thus it is simply an opinion poll which will be reported to Judge Gilbert who may or may not divide Glastonbury. The majority answer will not be legally binding unless Judge Gilbert agrees with it.
