Vacation Rentals Are Booming In Glastonbury
Vacation rentals are booming in Glastonbury. People renting their homes in Glastonbury generates millions of dollars in revenue each year. Below is a listing of most of the vacation rentals we could find online. They range from single rooms, to small apartments to commercial operations known as Mini-motels. Some people rent their property for just a few weeks while others make it a full time business. It is impossible to calculate exactly how much rental income flows into the community without having access to detailed business records. So we used a simpler methodology in our calculations. We checked what the per day rate would be for each rental with taxes and fees. Then we chose a date were the rental was available this fall. Then we calculated an average daily rate. Then we multiplied that amount by 365 days to get maximum possible gross revenues for a year.
Our list does not include every rental in Glastonbury. We found many properties that could and probably are in Glastonbury. We saw an Airstream trailer advertised for a vacation rental that was tucked away in someone's backyard. The Forum also knows of several property owners who rent small cabins and space to RV and trailer travelers. All of those we left for another article. The ones we included are the rentals that have detailed information and are available to the general public via popular online sites.
Demand is higher during the summer so the daily rate may be higher then as well. Demand is less during the winter so occupancy may not reach 100%. Many people only rent their property during peak season which is May into September. Even then, occupancy is generally for 5 out of 7 days per week. We also heard that hired help was very difficult to come by since Covid. Some property owners have stopped renting and put their property up for sale. By all accounts the vacation rental is maturing and profits are not so easy anymore.
Our figures should give a rough idea of the maximum possible gross revenue per rental for one year. Thus they should be useful for anyone who wishes to explore the relative finances of the Glastonbury vacation rental market. Links are include for each listing. However those links may go dead after some time as owners edit or remove their listings.
Column headings explained:
1) Property - a brief description or name usually taken from the online listing description or title.
2) Parcel - a South Glastonbury (SG) or North Glastonbury (NG) prefix followed by the GLA parcel number.
3) D/P - D = a rental where the full home is available. P = a rental where only a room or section of the home is available.
4) MT Cad Link - a link to the Montana Cadastral where you can see the rental on a map with roads, check ownership details, etc.
5) Rental Link - link to the online site where the rental is listed. This link may go dead if the property owner deletes it, etc.
6) Price Per Night - based on Fall 2021 figures with all fees and taxes included.
7) Max. Annual Revenue - the maximum possible revenue this rental could generate if it was rented for 365 days a year.
