630 acres of land adjacent to South Glastonbury was recently sold to Mountain Sky Guest Ranch. Originally, the land was owned by Church Universal and Triumphant. 371 acres is already subdivided into 20+ acre parcels and could be developed further. The 371 acres abuts the Mountain Sky Guest Ranch nine hole golf course. It offers spectacular mountain views, easy access to paved roads and borders an adult playground. The parcels would be ideal for million dollar plus vacation homes. That land sits below Virgo Way and abuts Dry Creek Road in South Glastonbury. Originally this was considered "Reserved Land" by the Church and set aside for business development. The idea was to make both North and South Glastonbury self-sustaining communities. According to several landowners, when the 1997 Restated Covenants were about to be signed, the 371 acres were mysteriously removed in the middle of the night from the Covenants. The next morning the papers were signed. Only later, did a sharp eyed landowner notice that 371 acres of South Glastonbury parcels were excluded from the Community of Glastonbury. Now they are gone completely from our community. The land sold is not covered by our Covenants and we have little say in how it will be developed.
The remaining 259 acres is agricultural land that straddles Dry Creek Road and abuts Route 89. Perhaps Mountain Sky will extend their golf course to 18 holes with this parcel.
The map below, shows the parcels purchased, by Mountain Sky Guest Ranch. The pink line shows the original boundary of South Glastonbury before the 1997 Covenants. Yellow lines separate parcels and are boundary lines. Red dots indicate which parcels were recently sold to Mountain Sky Guest Ranch. The pink shaded parcel in the center is where the South Glastonbury Teaching Center is located. The existing nine hole Mountain Sky golf course is located just below the original South Glastonbury parcels. All of the land in green is now owned by Mountain Sky Guest Ranch.
It is unclear how much the land sold for or if the Community of Glastonbury will see any of the proceeds. At the going price of $15,000.00 per acre for undeveloped land in South Glastonbury, the sale could have grossed about $9,450,000.00. North Glastonbury has 176 acres of "Reserved Land" that surrounds the current Soccer Field parcel. Will that be sold next? Will the community have any say in the process or garner any benefits from the sale? These and many more questions remain to be answered.
